Safety first

The safety of our customers and their properties is at the heart of what we do, so you can feel confident that all EICRs are completed to high standards.

An Electrical Installation Condition Report (EICR), sometimes referred to as a ‘landlord safety certificate’ or ‘periodic inspection and testing’, is a document containing all of our findings from testing the condition and safety of the electrics within your property.

The EICR has two outcomes, satisfactory and unsatisfactory. A satisfactory EICR means we, as qualified, registered electricians, are happy with the safety of the electrical installation. An unsatisfactory EICR and a quote for any remedial work will be issued.

Our EICR prices start from just £180. If you need an EICR, get in touch today.

“Jamie did amazing work sorting out the power issues in my house.

He was on time and very courteous and informative on what the issues were. All very rare qualities in trades people. Would hire again!”

All remedial work completed

Remedial works are the recommended work to bring the electrical installation up to a safe, satisfactory standard.

Any issues or faults we find whilst carrying out the EICR will be coded on the report with a mark of C1, C2, C3, or FI.

C1- Danger present, risk of injury, immediate action needed

C2- Potential danger present, urgent remedial action needed

C3- Improvement recommended

FI- Further investigation required

At Safesparx Electrical, we pride ourselves on keeping our customers well-informed from the get-go. If there is, however, something you need more information on, then we are here for you.

Why do I need an EICR?

Are you a landlord or a landlady? Have you ever noticed electrical issues in your property? Have you lived in your home for more than 10 years? Does your fuse board look very old? Are you buying or selling a house?

If you answered yes to any of these questions, you probably require an EICR.

The primary purpose of the EICR is to ensure safety by means of inspection and testing by a qualified electrician, followed by any necessary remedial work.

If you are a landlord or landlady, you should be aware that changes were made to legislation on 1st July 2020 that now states all private rental properties need to have an EICR carried out at least every five years and on change of tenancies. Read more here.

If you have been experiencing electrical issues like; flickering lights, sockets not working, tripping MCBs, or blown fuses, then we would recommend an EICR be carried out

Most estate agents and property solicitors recommend having an EICR done on the property you are about to purchase. This is to assess the condition of the electrical installation so you know whether or not the property is safe, or you will need to hire an electrician to replace or repair anything before you sign any contract.

When should you have an EICR?

If you are a landlord or landlady, every five years or on a change of tenant, you should be contacting us at Safesparx Electrical Ltd, an NICEIC registered electrical firm, to book your EICR.

For homeowners, the recommendation is that owner-occupied homes are inspected and tested every ten years. If you are about to sell your property, an EICR would be a good idea, as you can hand this to your estate agent, meaning potential buyers will not need to have one done.

Are you planning any building work?

If you are, then you could benefit from an EICR beforehand. It could save you time and money combining the EICR with or just before the building work commences.

How do we carry out an EICR at Safesparx Electrical?

The process begins when you contact us for our expertise. We will go through all the details with you. We agree on the date and the time to start.

When we arrive at the property, we will run through the inspection and testing process with you before we begin.

Visual inspection

Tour the property looking for any stand-out issues such as broken accessories or signs of overheating

Dead testing

We will need to turn the power off in your property for this testing stage, which we will agree with you first. Once the power has been isolated, we will carry out a series of tests at your fuseboard and from various electrical points (sockets, lights, cooker, etc) around the property.

Live testing

Perform more testing at the fuseboard and around the property. If you have RCDs within the fuse board, we will conduct tests on these devices to ensure they are working as they should be.

The time it takes to complete the EICR depends on the property size and the amount of electrical accessories you have. A standard three-bed terraced house would usually be around three to six hours.

You will receive the EICR as a PDF file by email. If the report is satisfactory, that’s it, all done. If the report is unsatisfactory, we will provide a quote for any remedial works needed along with the unsatisfactory EICR.
